THE THREE STAGES, AND WHY BOOKING THE WRONG ONE COSTS YOU Most clients ask for a builders clean and mean one of three different jobs. Getting the stage wrong is the single most common reason a handover clean disappoints. A rough clean happens during construction, once the main structural work is done. It is debris removal, sweeping, clearing offcuts and packaging so the site is safe and the next trades can work. It is not a finish clean and it is not priced like one. A builders clean, sometimes called a post-construction clean, comes after the trades are finished but before final fit-off and inspection. This is the heavy one: bulk plaster and gib dust, paint splatter, adhesive and sticker residue, silicone smears, dust out of tracks, cavities and cupboards. It is dirty, slow work and it is where most of the labour sits. A final or sparkle clean is the last pass immediately before handover. Glass, floors, fingerprints, the details a client notices in the first thirty seconds of a walkthrough. The mistake to avoid: booking a single clean for a build that needs two. Construction dust is fine and it resettles. If you clean once, a week before handover, and any trade goes back on site afterwards, the client will find dust on day one. On most builds a builders clean plus a light final pass on handover morning is the right call, and it costs less than re-cleaning after a failed walkthrough. WHAT ACTUALLY GETS FLAGGED AT HANDOVER After a lot of these, the pattern is consistent. Clients look at glass first, floors second, and then run a hand along something. Almost nobody inspects the inside of a cupboard on day one, but everyone notices a smeared window in daylight, dusty skirting, or fingerprints on stainless steel and satin door hardware. That is where we concentrate the final pass — and it is why the order matters. Cleaning glass before the floors are done means doing the glass twice. THE RISK NOBODY MENTIONS: DAMAGING NEW FINISHES A builders clean can cost you more than it saves if it is done carelessly, and the damage is expensive because everything is new. New glass is the big one. Float glass often carries manufacturing residue, and paint or render splatter has to come off with a blade at the correct angle, wet, with a clean edge. Wrong technique puts fine scratches across a pane that only show in raked light — usually after handover, and glass replacement is not cheap. Anyone who arrives with a dry scraper should not be on your site. Then there is the rest: solvents that mark powder-coated joinery, abrasives on acrylic baths and mirrors, alkaline products on aluminium, acidic products on natural stone, and protective film that has been left on so long in the sun it will not come off cleanly. We work to the finish, not to a single all-purpose bottle, and we would rather ask what a surface is than guess.
