"From" prices are our standard house cleaning rate — the same rate our regular weekly and fortnightly clients pay for a comparable clean — for a single-storey property in average condition. It is not a fixed price for every home, and services like carpet, oven, window (including window sills and tracks), fridge, dishwasher, heat pump, and wall or ceiling cleaning are all add-ons, priced separately and not included in this base price. If you need any of these, please let us know at booking so we can quote them together. We confirm your exact price, based on your property's size and condition, before any work begins.

All of them — they are the same job. End of tenancy clean, vacate clean, move-out clean, exit clean and end of lease clean are the names tenants, landlords and agencies use for the clean done after the furniture is out and before the final inspection. One checklist, one price: from $249 + GST for a 1-2 bedroom home, with a free re-clean if the property manager flags anything. Whatever your property manager calls it — an exit clean, a vacating clean, a flatting clean, a tenant clean or a top to bottom clean — it is this same job, done by the same end of tenancy cleaners, at the same price.
Yes. A final inspection clean is the bond clean — the property is cleaned to the standard the property manager checks against at the final inspection: oven and rangehood, inside cupboards and wardrobes, window tracks and sills, skirting boards, bathroom grout and shower screens, then the carpet. Book it for the day after the furniture is out and before the inspection.
Yes. If the property manager's three-monthly inspection is coming up and you are staying on, book the Property Manager Inspection Clean — 4 hours, from $199 + GST, on the things inspections look at: bathroom, toilet, kitchen and hob, taps, cupboard fronts and skirting boards. It is lighter than a bond clean because you are not moving out.
Yes. Bond cleaning, end of tenancy cleaning, end of lease cleaning and moving out cleaning are all the same job — a thorough clean to inspection standard so your bond is returned in full. We use bond cleaning as the main name because it is what property managers ask for, but the checklist and price are identical whichever name you search for.
No. The Residential Tenancies Act 1986 requires a tenant to leave the property reasonably clean and tidy — it does not require a professional clean, and a tenancy clause demanding one or demanding a receipt generally cannot override the Act. Most people book a professional anyway for time, equipment and to avoid a bond dispute, but you are entitled to do it yourself and still get your bond back.
From $249 + GST ($249 + GST) for a full clean of the kitchen, bathroom, living areas and bedrooms. Carpet steam cleaning, oven cleaning, interior window cleaning, window sills and tracks, hob, heat pump, dishwasher, fridge and wall cleaning are priced as add-ons rather than bundled in — tell us at booking which ones you need and we will quote them together. Larger properties are quoted on size and condition, and we confirm the price before we start.
The base price covers a full clean of the kitchen, bathroom, living areas and bedrooms — surfaces wiped, floors vacuumed and mopped, skirting boards, light switches, power points and wall marks spot cleaned. This is the same standard house cleaning rate our regular weekly and fortnightly clients pay for a comparable clean — it does not include carpet steam cleaning, oven cleaning, interior window cleaning, hob cleaning, window sills or wall cleaning, which are all separate add-ons. Let us know what you need at booking and we will quote everything as one combined price.
Tell us within 72 hours of the inspection and we return to re-clean the areas raised, free of charge. That is our bond back guarantee. It covers cleaning we carried out — it does not cover damage, wear and tear, or work that was outside the agreed scope. We take before and after photos of every clean, so if there is a dispute about a specific area, tell us which one and we can check it against our records. We do not provide cash refunds after a clean — the re-clean is the remedy, and we aim to sort any inquiry like this within 24 hours of you raising it.
No, carpet steam cleaning is a separate add-on rather than part of the base bond clean. Many property managers ask for evidence of carpet cleaning, so if your carpets need it, add it at booking and we will itemise it separately on the invoice for you to pass on.
A one bedroom is usually 3 to 4 hours. Two to three bedrooms is typically 5 to 7 hours, or half that with a team of two. Four bedrooms and up we send a team. Condition matters more than size — a well kept property is quicker than a neglected one of the same size.
Book for the day after your furniture is out. We can clean around belongings, but anything left behind is an area we cannot reach and an area the inspection will find. End of month and the end of the university year are our busiest periods, so book a week or two ahead if you can.
Bond money is only released when both parties sign the refund form with Tenancy Services. If you disagree, either side can apply to the Tenancy Tribunal, and the landlord has to show the property was left below the reasonably clean and tidy standard. Photographs taken on the day you leave, plus your entry condition report, are the evidence that usually settles it. An itemised professional invoice helps too.
Not always, and we will tell you honestly rather than charge you to try. Carpet worn through, a stain that has reached the underlay, scratched vinyl or chipped paint are damage or fair wear and tear, not cleaning. Fair wear and tear is not a tenant liability, so it is worth knowing the difference before you pay anyone to scrub it.
Yes, regularly. We clean between tenancies for Christchurch property managers and can invoice the agency directly. If you are a tenant, we are happy to send the invoice and carpet cleaning record straight to your property manager.
All of Christchurch and greater Canterbury, including Riccarton, Papanui, Merivale, Halswell, Addington, Sydenham, Ilam, Burnside, plus Rolleston, Lincoln, Rangiora and Kaiapoi.
That is a From price for a single storey 1-2 bedroom property in moderate condition, covering the kitchen, bathroom, living areas and bedrooms. Carpet steam cleaning, oven cleaning, interior window cleaning, window sills, hob, heat pump, dishwasher, fridge, and wall and ceiling cleaning are all separate add-ons on top of that base price. Larger, multi-storey, or harder-condition properties are quoted individually. If you are moving out at the end of your tenancy, call us on 0210 249 2102 and our team will confirm an accurate price and put together the best discounted package for whichever add-ons you need.
A lighter, 4-hour option for a routine periodic inspection rather than a full move-out — from $199. It focuses specifically on what property managers check: bathroom, kitchen, toilet and hob, with taps, cupboard fronts and skirting boards wiped down. It does not include carpet steam or oven cleaning the way a full bond clean does — if you need those too, ask us to add them or book the full bond clean instead.
