WHAT THE LAW ACTUALLY REQUIRES This is the part most cleaning companies will not tell you, and it is worth knowing before you spend anything. Under the Residential Tenancies Act 1986, a tenant must leave the property "reasonably clean and tidy". That is the legal standard. It does not say professionally cleaned, and a clause in your tenancy agreement demanding a professional clean or a paid receipt generally cannot override the Act. The Tenancy Tribunal has consistently applied the "reasonably clean and tidy" test rather than a receipt test. So no, you are not legally required to hire anyone. If you have the time, the equipment and a carpet cleaner, you can do it yourself and be entitled to your bond back. WHY MOST PEOPLE STILL BOOK IT The legal standard is one thing. Getting a bond released without argument is another. Time. A thorough two or three bedroom exit clean is a full day for one person who knows what they are doing, and considerably longer for someone learning as they go. That is a day you probably do not have in the middle of a move. Equipment. Oven degreaser, a proper carpet extractor and window tools are not things most people own. Hiring them often costs more than the difference between DIY and booking. Disputes. Bond money is only released when the landlord and tenant both sign the refund form. If they disagree, it goes to the Tenancy Tribunal, and that takes weeks. A professional clean with an itemised invoice removes the most common reason for a landlord to object in the first place. HOW THE BOND REFUND ACTUALLY WORKS Your bond is not held by your landlord. It sits with Tenancy Services, part of MBIE. At the end of the tenancy both parties complete a bond refund form. If you agree on the amount, it is paid out, usually within a few working days. If the landlord claims a deduction for cleaning and you disagree, either party can apply to the Tenancy Tribunal. The landlord has to show the property was left below the "reasonably clean and tidy" standard, normally with photographs and the entry condition report. This is why the condition report you signed at the start matters so much, and why photographs on the day you leave are worth taking whether or not you use a cleaner. WHAT WE CLEAN Every bond clean covers the kitchen — cupboards inside and out, benchtops, splashback, sink and taps, and the outside of appliances. Bathrooms are descaled and sanitised, including shower, bath, toilet, vanity, mirrors and tiles. Living areas and bedrooms are dusted, wiped down and vacuumed throughout. Then the detail work that inspections actually turn on: skirting boards, door frames and handles, light switches, power points, wardrobe interiors, and wall marks spot cleaned. Carpet steam cleaning, oven and rangehood cleaning, interior window cleaning, window sills and tracks, hob cleaning, heat pump, dishwasher, fridge and wall cleaning are all add-ons rather than part of this base clean — add whichever ones you need at booking and we will quote the combined price. WHAT WE CANNOT FIX, AND WILL TELL YOU HONESTLY Fair wear and tear is not your responsibility, and no amount of cleaning changes damage. Carpet that is worn through, a stain that has gone into the underlay, scratched vinyl, chipped paint or mould caused by a building fault are maintenance matters, not cleaning ones. If we see something like that we will say so rather than charge you to scrub something that will not improve, and you can raise it as wear and tear. WHAT THE FINAL INSPECTION ACTUALLY CHECKS Property managers work from the entry condition report you signed at move-in. The test is whether the property is in the same state, allowing for fair wear and tear — not whether it is spotless in absolute terms. That is why inspections follow a predictable order. Oven and rangehood, the most commonly failed item in the country. Inside cupboards and wardrobes, because tenants clean the fronts and forget the insides. Window tracks and sills. Skirting boards and door frames. Behind and under whatever can be moved. Bathroom grout, shower screens and extractor fans. Then the carpet. None of that is a surprise to anyone who does this professionally, which is exactly why an experienced clean passes and a rushed one does not. YOUR ENTRY CONDITION REPORT IS THE EVIDENCE Find it before you clean anything. If the oven was already marked at move-in, that is recorded, and you are not responsible for restoring it beyond that state. Tenants routinely pay to fix things they were never liable for because nobody read the report. If yours notes existing damage or wear, photograph the same areas on the day you leave. Two sets of photographs and a signed report settle most disputes before they become one. The common mistake is booking the clean for moving day itself. Removalists run late, the last carload takes longer than anyone expects, and a cleaner arriving at two to a house still holding half a garage cannot do the job properly. What follows is either a rushed clean or a rescheduled one, and the rescheduled one collides with your inspection. Give yourself one clear day between the truck leaving and the handover. If that is genuinely impossible, say so at booking and we will resource a larger crew for the tighter window rather than sending one person into an unrealistic timeframe. LEAVE THE POWER AND WATER CONNECTED This catches people every time. Disconnect the power before the clean and there is no vacuum, no hot water and no lighting in a house with the curtains already down. Disconnect the water and nothing can be rinsed. Schedule your utility disconnection for after the clean, not for the day you move out. It is the single most common avoidable problem with an exit clean. DO NOT CLEAN IT FIRST People routinely spend an evening scrubbing an oven before a professional arrives to clean the same oven, and it changes neither the price nor the result. Take everything out — including the garage, the shed and the top of the wardrobe — leave the utilities on, leave us a key, and spend that evening doing something else.
