No. The Residential Tenancies Act 1986 requires a tenant to leave the property reasonably clean and tidy — it does not require a professional clean, and a tenancy clause demanding one or demanding a receipt generally cannot override the Act. Most people book a professional anyway for time, equipment and to avoid a bond dispute, but you are entitled to do it yourself and still get your bond back.

Tell us within 72 hours of the inspection and we return to re-clean the areas raised, free of charge. That is our bond back guarantee. It covers cleaning we carried out — it does not cover damage, wear and tear, or work that was outside the agreed scope. We take before and after photos of every clean, so if there is a dispute about a specific area, tell us which one and we can check it against our records. We do not provide cash refunds after a clean — the re-clean is the remedy, and we aim to sort any inquiry like this within 24 hours of you raising it.
No, carpet steam cleaning is a separate add-on rather than part of the base bond clean. Many property managers ask for evidence of carpet cleaning, so if your carpets need it, add it at booking and we will itemise it separately on the invoice for you to pass on.
A one bedroom is usually 3 to 4 hours. Two to three bedrooms is typically 5 to 7 hours, or half that with a team of two. Four bedrooms and up we send a team. Condition matters more than size — a well kept property is quicker than a neglected one of the same size.
Book for the day after your furniture is out. We can clean around belongings, but anything left behind is an area we cannot reach and an area the inspection will find. End of month and the end of the university year are our busiest periods, so book a week or two ahead if you can.
Bond money is only released when both parties sign the refund form with Tenancy Services. If you disagree, either side can apply to the Tenancy Tribunal, and the landlord has to show the property was left below the reasonably clean and tidy standard. Photographs taken on the day you leave, plus your entry condition report, are the evidence that usually settles it. An itemised professional invoice helps too.
